A young couple approached BBP with a project involving a complete gut rehabilitation of a newly purchased condominium. The challenging part of this project was trying to create the feel of a high-end remodel, with parts and accessories of a lower cost budget. Fortunately, good design adds value to a project, creating the illusion of an expensive remodel. The client’s vision called for the look and feel of a high-end remodel, but with a minimal expenditure of time and money.
The original building conversion was completed by developers “on the cheap,” who put all of the utilities in a large space above the ceiling on the main floor. The project called for relocation of all mechanical units and lines to recapture the lost space above the dropped ceiling. The main floor powder room was converted into a full bath for visiting guests. Their vision also included a new island and a new vestibule by the front door for seating and storage for those entering and departing the home.
We saved money by strategically employing standardized cabinetry in order to create a “custom” feeling in installation. Another tactic involved special design around the backsplash in the kitchen through the use of subway tiles; this was a cost-effective but elegant solution to the challenge.
We installed a tankless water heater to make space for a new washer and dryer on the second floor. The money saved from the standardized kitchen cabinets allowed for more room in the budget to install custom cabinets in both the primary bedroom and their daughter's bedroom. At the end of the project, the client thanked us for catering to their particular design needs while keeping costs under control. They highlighted our focused attention and care expressed in the overall design through each detail in the project.
